Start with the decision you need to make
You may be deciding whether to sell, comparing a direct offer with a listing, or simply finding out what information a buyer would need. Tell us which question comes first. A useful first conversation establishes the facts and next steps; it does not require you to accept an offer or choose a date before you are ready.
Gather the facts that belong in an initial inquiry
- Property address and county.
- Your relationship to the property and who else may need to participate.
- Whether the property is occupied, vacant, or has limited access.
- The condition you have observed and any recent repair information.
- Your preferred timing and any dates that still need professional confirmation.
- A phone number or email address where you want a response.
Use the initial form for a short property description. Keep loan account numbers, identification documents, and other sensitive records out of that first message. If additional documents are necessary, ask the team which materials it needs and how to provide them.
Keep ownership, mortgage, and purchase questions separate
A purchase conversation cannot determine legal signing authority, change a mortgage account, or postpone a foreclosure sale. If several owners, an estate, a tenant, or a pending legal matter is involved, identify that early and bring those questions to the appropriate qualified professional. We can explain a proposed purchase and the information the buyer needs.
Ask what the written proposal actually includes
Request the buyer’s legal name, proposed price, conditions, inspection or access requirements, expected closing steps, possession arrangements, and allocation of transaction costs. Note which figures are confirmed and which are estimates. Compare the complete proposal with another route such as listing the property, rather than comparing only advertised prices or speed claims.
Leave the conversation with a concrete next step
Record what David confirmed, what information remains missing, and who is responsible for following up. That next step might be arranging a visit, supplying a condition summary, reviewing a written offer, or deciding that a purchase is not the right fit. You remain free to compare other options.
