A direct buyer makes an offer to purchase the property rather than offering to list it for a commission. Our written offer identifies the buyer, price, proposed closing schedule, inspection or access terms, and other conditions. Title and escrow handle the closing if both sides sign an agreement.
How we evaluate an as-is property
We consider the location, current condition, likely repairs, access, title information, holding costs, and resale risk. You do not need to renovate, empty, or stage the property before asking for a review. The resulting offer may be below a possible retail listing price because we account for that work and risk.
Compare the net result, not only the headline price
A useful comparison includes estimated sale price, repairs, cleaning, commissions, concessions, closing costs, carrying time, and the certainty of each option. A direct offer and an agent-prepared net sheet can be compared side by side. You remain free to decline our offer.
A local, in-person process
We usually meet property owners at the home in person, walk the condition together, and answer questions directly. If a purchase moves forward, a Washington title or escrow company confirms title, prepares the settlement statement, and coordinates signing and funds.
